COLUMBIA TWP. — Upscale townhomes to be built south of the Kenwood Country Club in a $12 million development called “Woodland Vistas” are for sale.

Cranewoods Development of Atlantic Beach, Fla., has plans for 16 townhomes with prices ranging from $500,000 to  $800,000 on Woodland Lane off Whetsel Avenue in Columbia Township.

“The project replaces one that defaulted and stood unfinished for five years on Whetsel, between Jordan (Lane) and Wind (Road),” said Columbia Township Administrator Mike Lemon.

“The new plan is far superior to the original.

“We will be very happy to see this superior plan completed and welcome the new owners to the community,” Lemon said.

Cranewoods Development plans to rework a building at the three-acre site erected by the unsuccessful former developer and construct five more “Arts and Crafts” buildings, said Andrew Howe, company president.

Woodland Vistas, a new townhome project, will be developed by Andy Howe from Cranewoods Development and will be designed by CR architecture + design. Construction was halted on the project when the market went south, and Howe purchased the property, threw out the old developer’s plans and drew up new ones.

Howe, a Cincinnati native, previously purchased two stalled Cincinnati projects, redesigned them, recapitalized and sold them out. He just completed the conversion of a 1901 historic district stable and livery built by the Cincinnati Gas Light and Coke Company downtown into seven urban lofts. Andrew Howe, president of Cranewoods Development LLC, is ready to tackle his third stalled development project in the Cincinnati region.

Howe, who’s become known as a “project fixer” in the last few years, purchased the stalled Gatewood Garden development in Columbia Township in December for $500,000. What was originally planned as a 19-townhome development with three- and four-story buildings will become a $12 million, 16-townhome Arts and Crafts neighborhood with two-story buildings.

“It looked like a winner,” Howe said. “It just needed help.”

Rebranded as Woodland Vistas, Howe worked with CR Architecture + Design on the conceptual designs. Sari Lehtinen with CR is the project manager for Woodland Vistas.

An unfinished development project with commanding views is closer to new life as an upscale townhome community.
On Thursday, Cranewoods Development got approval from the Hamilton County Rural Zoning Commission on a major adjustment to a planned multiple residence district to redevelop the former Gatewood Gardens condominium development into the $12 million, 16-unit Woodland Vistas, which will feature units of between 2,900 and 3,300 square feet and priced between $500,000 and $800,000.

The development, located on a Columbia Township hillside off of Whetsel Avenue, was approved by the Board of County Commissioners in December 2003.  Only one of six buildings planned by its original developer was built before the recession hit, and it was not completed.

Andrew Howe, president of Cranewoods Development, closed on the property in December 2012.  He’s working with CR architecture + design on the design of the new units, as well as the redesign of the existing building…………… Read the entire article here:
